How to use: Enter the purchase price, choose whether you are moving home, a first-time buyer or buying an additional property, and tick the box if you are not a UK resident.
Work out the Stamp Duty Land Tax (SDLT) you will pay on a home in England or Northern Ireland, band by band.
How UK stamp duty is worked out
SDLT is charged in slices, like income tax. Only the part of the price inside each band is taxed at that band’s rate, so a £295,000 home costs £4,750 in tax, not 5% of the full price. The rates on this page are the HMRC residential rates for England and Northern Ireland for completions from 1 April 2025.
Standard residential rates
| Up to £125,000 | 0% |
| £125,001 to £250,000 | 2% |
| £250,001 to £925,000 | 5% |
| £925,001 to £1.5 million | 10% |
| Above £1.5 million | 12% |
First-time buyers
If you and everyone you buy with are first-time buyers, you pay no SDLT up to £300,000 and 5% on the part from £300,001 to £500,000. Above £500,000 the relief is not available and the standard rates apply to the whole price.
Additional properties and non-residents
Buying a second home or buy-to-let adds 5% on top of every band, so it applies to the whole price. If you are replacing your main home and sell the old one within 36 months you can claim the extra back. Buyers who have not been in the UK for 183 days in the last 12 months pay a further 2% surcharge.
Not covered: Scotland charges Land and Buildings Transaction Tax and Wales charges Land Transaction Tax. Company purchases, shared ownership, leasehold rent and linked purchases follow special rules, so use the official HMRC SDLT calculator to confirm before you exchange. Rates come from GOV.UK.
VSH take: add stamp duty to your deposit plan early. It is paid within 14 days of completion, and your solicitor usually asks for it up front. Compare monthly costs with the mortgage calculator and the rent vs buy calculator.
